The Fieldstone Subdivision of Southwest Rochester consists of four different plat maps recorded between 2003 and 2016. The first two phases of Fieldstone were developed in the real estate boom of 2003-2005. Residential building slowed all over the country from 2008-2011. Housing builds picked up again in 2011 and Fieldstone Phase 2 lots were all sold prompting the start of phase 3 in 2015. Fieldstone Phase 4 was platted in 2016 and building is going strong.

Fieldstone Subdivision is situated on what used to be farm land on some very softly rolling slopes. The topography reminds me of the Emerald Hills Subdivision in Northeast Rochester. These rolling hills provide some walkout lower level basements and you will find quite a few flat lots and day-window lots for split-level homes. The subdivision is adjacent to Hart Farms Subdivision and a small pond. See Map Below.
Homes were built starting in 2003 and building is ongoing in Phase 4. Phase 1 has the most affordable homes and split level homes as it is the entrance to the subdivision and thus gets the most traffic. Phase 1 lots also allowed day-window split level homes or flat lot 2 story homes. The homes get a bit higher priced as you move into the residential section of Phase 2. Phase 2 homes are on more secluded streets and cul-de-sac. Phase 2 is also where you will find quite a few two-story and ranch style homes on walk-out lots. A section of Phase 2 includes an area of luxury patio homes (single family homes with association fees). The patio home section includes mostly ranch style homes and are part of an association which manages the lawn care and snow removal for you.
Phase 3 was developed in 2015 and sold quickly. This phase includes a nice cul-de-sac and is adjacent to the patio homes and Hart Farms.
The newest homes are found in Fieldstone Phase 4 which was platted in 2016. This phase includes several cul-de-sacs and a future park. You'll find gorgeous ranch and 2-story homes here, many with walkout lower levels.
Almost all Fieldstone homes have a 3 car attached garage. Lot sizes vary from .19 acres to .72 acres with the mean size being .31 acre in size. Homes at the end of cul-de-sacs tend to have the largest lot sizes. Homes are connected to city sewer and water.
Our local Multiple Listing Service (MLS) shows 51 homes were sold in the Fieldstone Subdivision between January 18, 2013 to January 18, 2017. Sold prices ranged from $237,900 for a 2816 total square foot split-level home with 3 bedrooms, 2 baths and 3 car garage built in 2008 to $481,963 for a 3188 square foot patio home with 3 bedrooms, 3 baths, 3 car garage built in 2016. The average sales price was $354,590 and the median sales price was $353,900. Average Days On Market (DOM) was 90 and the median DOM was 49.

Fieldstone subdivision is located in Southwest Rochester, MN.
The closest shopping is the Shoppes on Maine Shopping Complex which includes a Super Target with groceries. Walmart South and Shopko South are close as well. You will also find Willow Creek Golf Course, Skyline Raceway and movie theaters nearby.
Fieldstone is in a completely residential area, adjacent to Hart Farms Subdivision and just west of Echo Ridge Subdivision. A lot of home owners in this subdivision are move-up buyers from the Bamber Ridge Subdivision and some from Hart Farms.
At this time, Fieldstone has one bus route nearby with a stop near 36th St SW and Ironwood Ct SW in Bamber Ridge Subdivision.
Southwest Rochester is our second smallest quadrant in regards to the number of houses. It is mostly residential with small commercial businesses to support the residents. There is fairly easy access from most of Southwest Rochester to downtown, the airport, Northwest Rochester and the Twin Cities. Major traffic arteries include easy access to Highway 52, Highway 63 and West Circle Drive (County Rd 22 West).
