Hundred Acre Woods is about 50 acres of what was once both woods and farming land. The entrance to Hundred Acre Woods off of Highway 14 east is a gente slope gradually rising to the crest of a hill where the main farm land was found. The drive to the hill top has homes with walkout lower levels and many have mature trees around them. As you crest the hill you will find mostly flat lots with a few day-window or walkout lots. The prime lots back up to wooded areas.
Hundred Acre Woods was planned at the height of the 2003-2006 building boom. Originally it was to be one of Rochester's first subdivision associations with a shared pool. Original homes built in the 2003-2008 period were a nice combination of two-story and ranch homes in the $300,000 -$600,000 price range. That price range made Hundred Acre Woods the most expensive housing in Southeast Rochester.
The housing market crash greatly affected Hundred Acre Woods and building nearly ceased for numerous years. The neighborhood shared pool idea was dropped, lot prices adjusted and in 2011 building began again. Building in 2016 was quite strong and the subdivision is now over 75% full. You will find quality new construction homes in the $300,000+ price range once again.
Most homes will have 3 car garages since they are newer homes. Lot sizes vary quite a bit but most are .2 acres or more. Homes are connected to city sewer and water.
At this time (1/2017) the Hundred Acre Woods Subdivision is in the Ben Franklin Elementary School, Willow Creek Middle School and Mayo High School boundary area. Longfellow District Wide elementary school is not far away and offers a 45/15 day schedule. Get the Rochester Public School Boundary Map here.
