North Park subdivision of northwest Rochester consists of fourteen different plat maps recorded between 1987 and 2004. This is one of the larger Northwest Rochester subdivisions and consists of mostly residential homes but there may be a few duplexes or triplexes mixed in there as well. While there are townhouses and apartments nearby I can't think of any that are actually within the North Park boundaries.

North Park is situated on what was once very good farm land so most of it is fairly flat to gently sloping hills. The land does slowly rise to the northeast. The relatively flat land means it was perfect building ground for any style home: split levels, two story and ranch. Homes will likely be built on flat lots which means they will have full basements. Some homes may have day window style basements which means the top 4 ft or so of the basement is above ground allowing a good sized window for natural light to flow into the living area. There are some walk-out level basements, especially in the last platted phase of North Park 15th.
Most homes were built between 1987 and 2012. You will find quite a few split level homes in this area especially on the main through streets and the earlier phases. As you venture off to the side streets you'll see a good number of two story homes which usually have 3 or 4 bedrooms on the upper level. Most homes will have an attached garage to the side of the house with not too many tuck under style garages. About 75% of the homes will have two car garages and 25% will have 3 car garages. Due to lot sizes most garages will be a front entrance, not side entrance. Lot sizes vary from .12 acres to .66 acres with the average being .21 acre in size. Homes are connected to city sewer and water.
Our local Multiple Listing Service (MLS) shows 145 homes were sold in the popular North Park Area between 12/2013 and 12/2016. Sold prices ranged from $162,000 for a 1685 sq. ft split level home with 3 bedrooms, 2 baths and 2 car garage built in 1994 to $391,500 for a 4406 sq. ft two story home with 6 bedroom, 4 baths, 3 car garage built in 2006. The average sales price was $221,768 and the median sales price was $220,000.

North Park is very conveniently located to city bus lines, shopping, the Douglas Trail and has fairly easy access to West Circle Drive and Highway 52. Northwest Rochester is the fastest growing and most populated quadrant in Rochester so expect to see continued residential development in the area. North Park is very close to the north Rochester shopping area which includes stores such as Walmart, Sam's Club and Target. Access to downtown isn't too bad but you will incur some of the worst traffic congestion we have in Rochester. However, our "worst" traffic congestion is still pretty light compared to many towns. I suspect you might have a 25 minute commute to downtown on a bad day and most of that will be working your way through the 57th St & Hwy 52 interchange. There are plenty of alternative routes so don't worry about this too much. It is a bear to get from this pocket of Rochester to northeast Rochester but that will improve as the current project to connect West Circle Drive to East Circle Drive progresses.
